As of 10/29/2026, the median new-build price per square metre in Turkey is $1,700 (114 projects with price and floor area); Istanbul $2,130, Ankara $1,460. This is the base edition; month-on-month changes start with the next edition.

Methodology
Sample: projects in the EMLAKTRY catalogue with a published developer price — 179 of 1,218 in this edition. Prices come from developers' public listings on Turkish property portals; prices older than 12 months are excluded.
A project's price per m² is the median across its layouts (the layout's starting price divided by its floor area); each project counts once, and the regional figure is the median across projects. The median is more robust than the average to a few expensive projects.
Mid-market range (P25–P75): the range that contains the price per m² of half of the region's projects.
A region enters the index with at least 10 priced projects; price per m² and the range are shown from 8 projects with both price and floor area.
Month-on-month change is measured only on the same projects present in two consecutive editions (at least 8): the median change of their price per m². New expensive or cheap projects therefore do not distort the trend.
Developers publish prices in Turkish lira; US dollar figures use the Central Bank of Turkey rate on the price date, lira per m² uses the rate on the edition date.
Each edition is frozen once a month, with data as of the end of the month (from the 25th), and is not revised after publication.
Limitations: not all developers publish prices, so the sample is smaller than the catalogue and skewed towards large cities; provinces without a sufficient sample are not included.
